- Ensure all doors, windows, storm shutters, and garages are properly secure
- Retrieve any mail and/or solicitation
- Check alarm system and video monitoring
- Check smoke detectors
- Check electrical panel
- Check and monitor irrigation system and timer
- Check pool and spa
- Start and run vehicles
- Check sinks, showers, bathtubs, toilets, faucets, and hoses
- Check all inside lights to make sure they are working properly
- Check hot water heater
- Check air conditioning system
- Check attic
- Check gutters
- Check dock and boat
- Check landscape and outdoor lighting
- Run all faucets, disposal, and flush toilets
- Check refrigerator, freezer, ice machines, dishwasher, washer, and dryer
- Inspect wine cellars and wine refrigerators
- Inspect ovens, microwaves, and outdoor grills
- Provide detailed monthly inspection report
- Visually inspect for structural cracks, water leaks, and mold
- Visually inspect for insects, rodents, or any other animal intrusion
- Walk and visually inspect entire property
- One point of contact
- Develop relationships with various vendors who are experts in their field
- Check generators
- Schedule Annual Preventative maintenance on elevators, garage doors, dryer vents, storm shutters, generators, appliances etc.
- For recently purchased or new properties: set up utilities, cable, landscaping, pool maintenance, air conditioning, security systems, propane, etc.
- Oversee remodeling and renovations

Concierge services and vendor oversight are available at a tailored hourly rate,
provided upon request.
- Open and prep home for owner or guest arrivals
- Grocery shopping and stocking
- Close down home after owner or guest departures
- Coordinate cleaning services
- Pressure washing of house, lanai, driveway, and walkways
- Hurricane shutter installation, removal, and storage
- Pre-storm preparation, secure and inspect property
- Post-storm property inspection and damage report, coordinate with insurance, manage water intrusion remediation, demolition, rebuilding, landscaping
